The process is simple: place an order for no commission real estate services on an MLS no commission website, pay the flat fee and wait for a email package containing all the forms you will need to review and return to the local broker assigned to your transaction. Your broker will list your home with MLS within one business day of receipt of the necessary no commission real estate paperwork and will function as your main point of contact from this point forward. Your home will also appear on national MLS listings within a few more days.
Only a licensed broker can initiate an MLS listing, regardless of whether you are using no commission real estate services. However, once the listings are active, you are free to place a For Sale By Owner sign on your property and deal directly with the public on your own. This alone has the potential to direct more traffic to your door from buyers who would rather deal directly with you than work through a broker. Of course, you will still have to pay a standard commission to your buyers broker, but that amount will be thousands less than if you had sold your home under the traditional selling broker arrangement. No commission real estate services still allow your local broker to step in during contract negotiations up to and including contingency fulfillment and the gathering of legal documents needed for closing. Your broker will also step in at any point to represent your interests if asked to do so.
